The 6 most common causes of ceiling leaks in Lagos
1. Flat roof membrane failure
Most Lagos commercial buildings and many modern homes have flat or low-pitch roofs with a waterproof membrane. Over time, especially after years of Lagos sun and heavy rain cycles, the membrane cracks or delaminations. Rainwater collects on the roof surface and seeps through any crack.
*Fix:* Membrane patching or full re-waterproofing depending on the extent of damage.
2. Cracked or lifted roof sheets (metal roofs)
Long-span aluminium, Metcoppo, and zinc sheets can lift, crack at nail holes, or separate at ridge caps. Wind during storms loosens sheet fixings and creates gaps. Ridge cap failure is particularly common after strong winds.

4. Burst or leaking pipes in the slab above
Overhead water tanks and distribution pipes run through or above the ceiling slab in many Lagos buildings. A pin-hole leak or corroded joint drips slowly and saturates the slab before appearing as a ceiling stain.
*Fix:* A plumber locates and repairs the pipe leak.
5. Failed balcony or roof terrace waterproofing
If you live below another apartment, a poorly waterproofed balcony or terrace above you allows water to seep through the slab. Tile grout failures and cracked sealant are the most common culprits.

6. Parapet wall cap failure
The concrete coping or metal cap on top of boundary and parapet walls channels water away from the building. When it cracks or the seal fails, water runs down the wall-roof junction and enters through the ceiling edge.
